According to the REBAA, the industry average fee for Sydney-based buyer's agents can range between 2-3% of the property's purchase price (+ GST). Most buyer's agents also charge a fixed engagement fee (also called a retainer).
Buyer's agent fees will depend on the agent's demand and experience level. Naturally, established buyer's agents with proven results in Sydney's real estate market will be in higher demand and may charge more for their service.
If you're a property investor, you may be able to claim buyer’s agent fees as part of the cost base (a capital expense you incur when buying an asset) to reduce your capital gains tax (CGT) payable when you sell the property, according to the Australian Taxation Office (ATO).

However, according to the Buyer’s Agent Institute, buyer’s agents in New South Wales should have completed at least five core modules of Certificate IV in Real Estate Practice (CPP41419), in addition to having a Real Estate Licence (issued by the Office of Fair Trading).
