According to the REBAA, the industry average fee for Sydney-based buyer's agents can range between 2-3% of the property's purchase price (+ GST). Most buyer's agents also charge a fixed engagement fee (also called a retainer).

Buyer's agent fees will depend on the agent's demand and experience level. Naturally, established buyer's agents with proven results in Sydney's real estate market will be in higher demand and may charge more for their service.

If you're a property investor, you may be able to claim buyer’s agent fees as part of the cost base (a capital expense you incur when buying an asset) to reduce your capital gains tax (CGT) payable when you sell the property, according to the Australian Taxation Office (ATO).

Buyers Agent leverages its network of real estate agents in Sydney to secure off-market properties for clients. It’s often mutually beneficial for Sydney buyers and sellers to complete property transactions off-market as it can mean a faster sale, with lower costs (advertising, auctioneer fees etc.). However, without the inside access a buyer’s agent can offer, finding off-market properties in Sydney is difficult.

Every client brief will be slightly different, with some being more straightforward than others. If the buyer has finance pre-approval, the entire process can take 2-3 months. There are no formal qualification requirements for buyer’s agents in Sydney. However, according to the Buyer’s Agent Institute, buyer’s agents in New South Wales should have completed at least five core modules of Certificate IV in Real Estate Practice (CPP41419), in addition to having a Real Estate Licence (issued by the Office of Fair Trading).

To operate your own business as a buyer’s agent in Sydney, you must complete a Diploma of Property (Agency Management) (CPP51122).
